What is being proposed?

    In carrying out surveys of the land on which the Adelaide Hills Business and Tourism Centre is located, it became apparent that three of the buildings that had been on the site for many decades had been constructed such that a small portion of each one is actually encroaching on the adjoining road reserve.

    Building 10, which was constructed at some time between 1947 and 1962, has encroached onto the road reserve of Mill Road for at least 55 years.

     Building 27, which was constructed between 1930 and 1937, has encroached onto the road reserve of Lobethal Road for at least 80 years.

     The toilet block adjacent to Building 23 also encroaches onto the road reserve of Lobethal Road. Additionally, the current boundary between the Adelaide Hills Business and Tourism Centre and Mill Road runs across a very steep embankment, creating a boundary that is difficult to manage in practice.

    The realignment along Mill Road will result in a more practical boundary. It is intended to close the small pieces of road reserve on which these buildings encroach through road process orders pursuant to the Roads (Opening and Closing) Act 1991. These small pieces of land will be merged with the adjoining land of the Adelaide Hills Business and Tourism Centre so that the three buildings will be completely on that land. Because the buildings have been in these locations for such a long time, this proposal will have no discernible impact on the roads. It will not change the physical appearance of the roads and it will not in any way impede vehicle movements, parking or pedestrians.

    Council owns the road reserves as well as all of the Adelaide Hills Business and Tourism Centre land. Therefore there will be no financial transactions involved in these processes because there will be no change in ownership of the land. 

    This proposal will also facilitate Council’s adopted divestment strategy for the Adelaide Hills Business and Tourism Centre, as it results in land parcels that are practical for disposal.
