What are the benefits of a long-term lease at this site?
The CFS has been occupying this site for many years, so offering a long-term lease will improve their operational stability.
By continuing to operate from the same location, they will be able to maintain rapid response times and ensure community safety.
Why is the CFS important?
The CFS is a volunteer-based organisation that operates 24/7, providing critical emergency services such as:
Will there be any changs to community access to the site or surrounding areas?
No changes to community access are proposed, the site is currently occupied by the CFS. The lease applies only to the portion of land located at 5 Colonial Drive, Norton Summit, identified in the map provided.
How will feedback from the community engagement process be incorporated into the final decision-making by the Council?
All feedback received during the community engagement process will be documented, analysed, and then presented to the Council in a report. This ensures that community views are considered alongside operational and strategic factors before any final decision is made.
What happens if CFS operations or land use requirements change during the lease term?
The lease will include standard provisions to allow for renegotiation if CFS operations or land use requirements change. This ensures flexibility for both parties to adapt to unforeseen circumstances while maintaining the best outcomes for the community.
Will there be any rental or other revenue generated from the lease?
As is typical with other community leases, very minimal rent is proposed to be payable ($1 per annual) to the council. This subsidy is provided in recognition of the service the organisation offers to the community, with the additional condition that the lessee will be responsible for all building services and maintenance at the site.
What measures will be in place to ensure the site is appropriately maintained and meets safety and environmental standards?
The lease will include provisions requiring the CFS to maintain the site in accordance with safety, environmental, and operational standards. Regular inspections and compliance checks will be conducted to ensure the site remains safe and well-maintained throughout the lease term.
